Move-Out Cleaning in Metro Vancouver (main service page)
Our team followed the same checklist we use across Metro Vancouver, including full kitchen detailing, appliance interiors, bathroom cleaning, and floor care.
Riverfront Living Room & Balcony

The living room is the hero space of this Pearson Way condo, with floor-to-ceiling windows wrapping around the corner and framing the Fraser River and North Shore mountains. After the movers left, the room had light dust on the floors and window ledges, plus footprints from the balcony access.
We:
Vacuumed and damp-mopped the hardwood floors right up to the baseboards
Wiped the patio door tracks and inside glass panels
Dust-wiped outlets, trims and the window sill ledge
Checked corners and edges so the room looked clean from every angle
This makes a huge difference when agents, landlords or buyers walk in—the first impression is bright views and clean floors, not dust or marks from moving day.
Open-Plan Kitchen & Dining Area

The kitchen and living area share one open space, so any grease or dust in the kitchen instantly affects how the whole condo feels. Here, the cabinets were in good condition but needed a proper reset after tenancy: light fingerprints on doors, some crumbs in open shelving, and normal cooking film on counters and backsplash.
Our move-out cleaning scope included:
Wiping all cabinet fronts, handles and open shelves
Cleaning the quartz island and perimeter counters
Degreasing the backsplash and outlets
Vacuuming and mopping the hardwood around the island and entry
From a distance, the space now reads as a neutral, inspection-ready great room—ideal for both inspections and listing photos.
Fridge Interior – From “Empty” to Hygienic
At first glance, the fridge looked empty, but inside the lower compartment there were visible crumbs and fine debris left behind. This is a common issue in move-outs: tenants clear food but don’t fully clean the interior, and those last crumbs are exactly what landlords notice.
We:
Removed drawers and glass shelves
Vacuumed crumbs and debris from seams and tracks
Washed the removable pieces in warm detergent solution
Wiped and dried the inside walls, seals and door surfaces
Reassembled everything so the interior looked bright and clear
Before & after photos show how much cleaner the fridge becomes when it’s fully stripped and detailed—not just “emptied out.”
Quartz Counter Corner – Eliminating Ring Marks
Under the strong under-cabinet lighting, the corner section of the quartz countertop showed a clear drink ring and light staining, along with fine dust near the backsplash seam. On photos and during inspections, these marks make the surface feel “used” rather than refreshed.
Our team:
Used an appropriate cleaner for quartz surfaces
Broke down the ring mark without scratching the finish
Wiped the corner section, backsplash edge and outlet area
Finished with a streak-free dry buff so the light reflected evenly
After cleaning, the counter looks like a blank canvas again—perfect for new occupants.
Gas Cooktop – Stainless Steel Reset
The stainless-steel gas cooktop had accumulated burnt-on residue around the burners, a dull grease film across the surface, and dust around the control knobs. This is one of the most closely inspected items in any move-out, especially in higher-end condos like this one.
We:
Removed burner caps and grates to expose the full surface
Applied degreaser and gently scrubbed off the burnt spots
Detailed around igniters and knobs, where grime tends to collect
Reassembled the cooktop and polished the stainless steel to an even sheen
The after image shows a cooktop that looks ready for a handover or listing photo—no streaks, no residue, and clean lines around each burner.
Bathrooms – Detailed from Vanity to Floor

This Pearson Way condo has two modern bathrooms with tiled floors, wall-mounted vanities and full-size tubs. For move-out standards, every fixture needed to look freshly reset:
Scrubbing tubs and tile surrounds to remove soap film
Deep cleaning toilets (bowl, seat, hinges, base and surrounding floor)
Polishing vanity tops, sinks and faucets to a streak-free finish
Cleaning mirrors and medicine cabinet faces, including the light strips
Mopping all tiled floors, paying attention to edges and grout lines
The gallery from different angles shows that the entire bathroom is consistent—no missed corners, streaky mirrors or dusty tile edges.
Floors & Finishing Touches

Across the bedrooms and hallway, the engineered hardwood needed a full refresh after moving furniture and boxes. Low-angle photos capture the results better than a standard eye-level shot.
We:
Vacuumed all floors carefully, including along baseboards and in corners
Checked for small debris left from packing and moving
Damp-mopped the surfaces to lift fine dust and leave a consistent finish
Wiped baseboards and lower wall scuffs where needed
The final result is a continuous, clean floor line from room to room that makes the entire condo feel lighter and better maintained.
Why This Level of Detail Matters in Richmond Move-Outs
Riverfront developments like Pearson Way attract buyers and tenants who expect homes to feel as fresh as a show suite. At the same time, BC Residential Tenancy rules and strata standards mean that:
Dirty appliances and bathrooms can trigger cleaning charges
Missed crumbs, ring marks or grease are easy for landlords to document
A professional, well-documented clean helps avoid disputes and supports full deposit return
By following our Metro Vancouver move-out cleaning checklist and documenting results with before-and-after photos, we help owners and tenants hand back keys with confidence.
